New Construction in Phoenix: When It Makes Sense for Your Next Move

If you’re thinking about selling your current home and buying your next one, new construction might come up as an option.

Some homes are built from the ground up with more customization, while others are already under construction or nearly complete. Those are often called spec homes or quick move-in homes.

Two types of new construction to understand

Not all new builds work the same way.

1. Build-from-scratch homes

These usually allow more customization, but the timeline is longer. You may be choosing a lot, floorplan, finishes, design options, and upgrades.

2. Spec homes or quick move-in homes

These are homes the builder has already started or completed before a buyer purchases them.

They may be available now, in 30 days, 60 days, or a few months from completion.

For families selling and buying at the same time, these can be especially helpful because the timeline may be easier to plan around.

Why spec homes can be a strong option

Spec homes can sometimes create more opportunity because builders often want to sell them sooner.

Depending on the builder, community, and market conditions, there may be room to negotiate things like:

  • price
  • closing cost help
  • interest rate incentives
  • appliance packages
  • design center or upgrade credits

When new construction can make sense

New construction can be a great fit if:

  • you want a newer home with less immediate maintenance

  • lot premiums
  • HOA or CFD/community fees
  • resale options in the same price range
